Yonge–Sheppard, Yonge–Finch, and Don Mills condos. Concrete towers are thermally stable; the two things to watch are the glass (sun, and a thermally exterior wall) and arid winter HVAC. Baby grands in these buildings are weekly work; access is simple and we know the concierge routines.

Bathurst Manor, Clanton Park, Downsview bungalows. North York's post-war bungalows and split-levels have a signature piano location: the finished basement. It can be an excellent room or a marinade — see the tip below. These homes also hold many of the area's older instruments, which often need a pitch raise and a few small fixes at a first visit after years of quiet.

York Mills, Hoggs Hollow, the Bridle Path. Grands in large rooms with ravine views — beautiful, and often hard to humidify. Twice-yearly by-ear tuning is normal here, voicing and regulation come up more often, and for grands in rooms that can't hold 40–50% humidity, an in-piano system is one of the few cases where we recommend it outright. Grands cost the same as uprights with us.
